We are an independent Asbestos Surveyor that will carry out Asbestos Survey work to help companies comply with the recently up-dated asbestos survey legislation “Control of Asbestos in the Workplace 2006".
Our staff who carry out Asbestos Surveys are qualified to the appropriate level to produce an Asbestos Building Survey under the current regulations.
Within an asbestos survey an asbestos surveyor must identify all materials either thought to contain asbestos or ones which could be mistaken for asbestos.
There are three levels of asbestos survey report which can be produced by asbestos surveying, namely Type 1 2 or 3.
Each one fits a relevant situation, the most commonly carried out by an asbestos surveyor UK is a Type 2 survey whereby in addition to a complete survey of the building any suspect materials are tested in a laboratory to determine the presence of asbestos.
This gives a definitive picture of the composition of your building.

Specialist asbestos surveys and asbestos risk assessments are integral parts of our asbestos management services.
We provide an impartial and reliable asbestos survey to identify the presence of asbestos containing materials (ACM) and support
this with dependable recommendations. Where asbestos is discovered we will provide a detailed description of the location supported by photographs, identification of
the type of asbestos, the level of risk associated with that material and a report of remedial options. We will also suggest
priorities and provide cost estimates. We will also clearly state where no action is required. Our building survey reports are presented in ENVACS (Environmental Archive Control and Storage) format. This is a computer generated database system designed particularly for asbestos and building material hazards management. ENVACS records full details of locations with results, analysis, risk assessments, recommended actions, statistics, photographs, plans and drawings resulting in a comprehensive, concise and clear report. We aim to give peace of mind to our clients.
There are three types of asbestos survey that we offer :-
The key to managing asbestos is to:
- Identify its location
- Through laboratory testing identify its type
- Ascertain its condition
- Work out how much you have of the material
This can be achieved by carrying out one of the following surveys:
- Type 1- Presumptive survey
(In this survey no samples are taken only a visual inspection takes place and any suspect material is assumed to be asbestos. Whilst this is a cheaper and quicker way of complying with the regulations in the long term you may well end up with an expensive management plan for unproven asbestos).
- Type 2- Visual with samples
(In this survey a representative number of samples are taken of any suspect materials and analysed in a laboratory, producing a far more accurate report. While this survey takes longer and is more expensive to produce you only end up managing positive asbestos material and it is invariably a cheaper situation) Type 2 survey is the most widely used to comply with regulations.
- Type 3- Fully intrusive with samples
(This survey is normally used prior to major refurbishment or demolition and is required to locate all asbestos within a building and therefore a more destructive inspection is carried out. Samples are taken in the same way as for type 2 surveys.)
Yani Montoya Consultants will carry out the survey best suited to your needs and with the results collate a report to show all the relevant information in a form that complies with the new legislation.
